Pacific Hills | Mission Viejo

“The Peak of Residential Artistry” New Homes Magazine 1990

Pacific Hills is located approximately one mile east of Interstate 5, in South Mission Viejo, South Orange County. There are approximately 1200 single family homes ranging in size from 1500 square feet to over 3700 square feet. Prices in Pacific Hills start around $700,000 with the highest recorded sale near $1,350,000 at the top of the last real estate cycle.

The community was built between 1990 and 1997, by eight different builders: Barratt, Buie, Lewis Homes, UDC, Brighton, Standard Pacific, Kaufman and Broad, and Fieldstone.

Built around two wildlife-protected canyons, this well-designed community is characterized by gently rolling hills, beautifully maintained greenbelts, and curved streets with the majority ending in cul-de-sacs. Many of the homes are Mediterranean style, with stucco exteriors and Spanish tile roofs. Most streets offer one of two orientations with backyards offering either a “city lights/canyon view”, or a “greenbelt view.” Quite a few properties offer “panoramic views.”

Fieldcrest Park sits near the top of Pacific Hills, and offers a soccer field, tot-lot with swings and jungle gym, barbeque and picnic areas, full-court basketball, and sweeping views toward Newport Beach around to the Saddleback Mountains.

Two excellent elementary schools service Pacific Hills youth. Bathgate Elementary is a top rated elementary school in Capistrano Unified School District. Philip J. Reilly Elementary School also scores high marks. Both have been awarded “Blue Ribbon” status. Newhart Middle School, also receives high marks, and is within walking distance for most tweens and teens. Capistrano Valley High School is located approximately 7 miles from Pacific Hills, offering many beneficial programs. Each year, CAPO graduates are among students accepted to excellent colleges across the country including USC, UCLA, Stanford and Harvard, to name just a few!

Best of all, Pacific Hills affords homeowners the lifestyle to which many aspire –a lifestyle epitomizing Southern California living. Close to shopping, freeways, toll roads, and just 20 minutes to Irvine Spectrum and John Wayne International Airport, residents can easily return home after a busy work-day to enjoy a stroll to the park, a power walk through the hills, a bike ride, a visit with the neighbors, or just enjoy some leisure time in the beautiful surroundings. Weekends offer a multitude of options, from a drive to the beach, just 20 minutes away, to a soccer or little league tournament, to a day of snow skiing in the local mountains (about 1-1/2 hour drive…)
